We had a first time property investor come to us wanting help to step into the property investment market but was very nervous and fearful of stories about peoples bad property investment experiences. We wanting to ensure this client was comfortable with their investment, minimising risk by finding an opportunity that will deliver solid growth as well as being a great property for perspective tenants. Our search took us to the newly created suburb of Yarrabilba, QLD where a joint project between the QLD Government and Lend Lease has created an amazing community with great school, medical centres, childcare facilities, shops, restaurants and cafes. We secured a block of land for $157,000 then built a 3 Bedroom home at a cost of $212,000 giving a total project cost of $369,000 including all landscaped gardens, lawns and driveways. The project was completed in 7 months and a tenant was immediately confirmed on a12 month lease for $385 p/week. Please note, there is also an additional benefit on buying land then building in that you will only pay stamp duty on the land component not the building of the house. This type of investment will save considerably on the stamp duty paid to the government compared to buying and established property. Worth considering.
